Durango Real Estate Market Update: September Insights

Hey Durango … the real estate market is shifting, and here’s what’s happening right now 👀

Durango Prices Trending Down

The median home price in town is sitting around $779,000 — that’s down about 8% compared to last year.

La Plata County Holding Strong

Across La Plata County, prices are actually moving in the opposite direction. The median home price is about $744,000, which is up roughly 8% year-over-year.

Homes Taking Longer to Sell

  • In Durango, homes are now taking about 36 days to sell. Last year, it was closer to 25 days.

  • Countywide, it’s a bit longer at around 44 days on the market.

What This Means for Buyers & Sellers

  • Buyers: In town, there’s more room to negotiate than before.

  • Sellers: County properties are holding strong, but be prepared for slightly longer market times.

A Deal Worth Watching

I recently spotted a listing outside Durango that dropped its price by over 5% and has been sitting longer than average. Definitely one to keep an eye on.
